The Home Selling Process

COMPLETION OF LISTING AGREEMENT

• Unless prohibited by HOA, place for sale sign in visible location
• Enter property information in the Charleston Multiple Listing Service
• Verify property entry on Realtor.com, dunesproperties.com and more
• Notify area property owners by mail of the new listing in their neighborhood
• Contact dunes properties’ prospect database of buyers
• Obtain feedback from agents who have shown the property
• Advise and consult as requested or required through the selling process

NEGOTIATION OF PURCHASE

• Review of Dual or Designated Agency if applicable and signed agency forms
• Thoroughly review terms of offer with Seller
• Advise on options and probabilities
• Prepare counter-offer if required
• Negotiate offer with Buyer or Buyer’s Agent
• Negotiate CL-100, Home Warranty, Survey – will they be required and at whose expense
• Identify time contingencies
• Identify any other contingencies
• Maintain a chronological file on all written or electronic (fax, email) correspondence during negotiations
• Written confirmation of delivery of contract
• Follow up with original documents to replace fax/emailed documents when possible
• Deposit/record earnest money

CONTRACT TO CLOSING

• Advise and assist in selection of attorney for deed preparation, closing attorney
• Arrange for Power of Attorney, if needed
• Deliver fully executed paperwork to closing attorney
• Monitor Buyer’s loan approval
• Maintain contact with Buyer’s agent to monitor timeline of contractual contingencies
• Coordinate appraisal, survey, CL-100, home inspection, home warranty when required by the contract
• Coordinate any necessary appointments
• Review reports
• Explain options in resolving any problem areas from inspections or CL-100
• Negotiate contingency terms
• Verify estimates of any repairs, if needed
• Negotiate repairs with Buyer’s agent
• Monitor completion of repairs
• Monitor attorney progress towards closing
• Schedule pre-closing Buyer’s walk through
• Coordinate exchange of utilities
• Review closing statement prior to closing
• Attend closing
• Verify disbursement of funds
• Enter property sold status in Charleston Multiple Listing Service
